A growing number of Canadian snowbirds are selling their properties in the US. At the same time, many are seeking new destinations for their annual escape from winter. For many of these, the Dominican Republic, and especially the Cap Cana/Punta Cana area, fits the bill. 

Canadian snowbirds have historically been a significant segment of the U.S. foreign property market. However, according to the Wall Street Journal, real estate agents who once received about two calls a week from Canadians looking to sell their U.S. vacation homes are now receiving between 20 and 30. It seems many are quietly rethinking their winter plans, exploring fresh options and wondering where an ideal alternative retreat might be.

I have personally bought property in the Dominican Republic, and have enjoyed repeated visits there. Cap Cana, a gated, upscale community that’s part of the broader Punta Cana region, makes for an excellent escape to warm temperatures and beautiful surroundings.

Easier to Make the Move Than You May Think

The Dominican Republic has tax and regulatory policies that are friendly to foreign ownership. Canadians can own property with the same rights as local citizens, so there are no restrictions. Taxes are lower than in other areas of the Caribbean. Under the Dominican’s CONFOTUR Law, approved projects are exempt from Real Estate Property Tax for 15 years. This means that the legislative and tax framework for ownership is easier than in some other holiday destinations.
